The attorneys of Darling, Bergstrom & Milligan specialize in commercial, multi-family, retail and residential real estate development, financing, leasing, purchases, sales and exchanges. We assist our clients with title matters, property management, brokerage issues, consulting contracts and related concerns.

• Property Acquisition, Ownership and Management
  We advise and assist our clients with structuring, negotiating and documenting the purchase, sale and exchange of commercial, office, multi-family, hotel and retail properties, as well as undeveloped land. Our involvement extends from the first step of the acquisition, the contract negotiations, through resolution of any controversies, if necessary.
   
• Financing and Investing
  We represent borrowers, investors and lenders in pre-development, construction, interim and permanent loan transactions, workouts and foreclosures. We prepare and coordinate traditional and non-traditional lending agreements, sale/leasebacks, joint ventures, partnerships and owner/builder designs.
   
• Real Estate Development
  We represent, advise and assist our clients with all aspects of real estate development, ranging from site acquisition and pre-development work through and including construction, financing and leasing. We are particularly experienced in the development of condominiums, subdivisions, commercial and hotel projects. In addition, we provide representation before local agencies, administrative boards and building and zoning commissions to address land use, regulatory and other administrative matters. We represent our clients by negotiating and drafting construction contracts including owner/architect agreements, construction management agreements and specialized construction documents.
   
• Leasing
  We represent, advise and assist both landlords and tenants in a variety of lease transactions, including commercial, retail and residential leases. We assist our clients by negotiating and preparing ground leases, office and retail leases and sale/leaseback agreements.
   
• Title Services
  We perform title examinations and are licensed to issue title insurance policies for lenders and real estate owners in the State of Colorado.
